AMLI Residential, a leading U.S. owner, developer and manager of sustainable, luxury apartment communities, saw the need for advanced search and robust touring features long before interactive maps became the industry staple. The Solution | Utilizing Engrain’s TouchTour Leasing to Enhance Apartment Search

Having partnered with Engrain since 2019 and successfully using products like SightMap and the Asset Intelligence Microsoft Power BI Plug-In, AMLI sought an all-inclusive apartment search and mapping solution. Driven by a desire for a centralized, comprehensive and seamless experience, AMLI was introduced to TouchTour.

In 2023, AMLI conducted a pilot of TouchTour’s Flex Leasing product at two communities, including AMLI Flatiron, a 271-unit midrise in Atlanta. AMLI observed a significant decrease in tour times, as prospective residents were better informed about available units and their top choices. TouchTour empowers leasing associates to customize and streamline tours by filtering unit options and information based on each prospect's specific needs. By filtering information and unit specifications based on prospective residents' preferences, this personalized approach ensures a smooth tour and leasing process for all parties involved from inquiry to move-in.

The Results | Enhanced Searching Capabilities, Streamlined Leasing

Following the successful pilot, AMLI seamlessly implemented TouchTour throughout its portfolio. Johnson praised the ease of integration and ongoing support from the Engrain team, as well as two standout features: the ability to select and share favorite units via SMS and the Furniture Arranger tool.

“The implementation process was incredibly smooth,” Johnson said. “If we ran into any issues or hiccups whatsoever, the Engrain team was immediately available to assist us. Moreover, being able to filter out units and send favorites to prospective residents has been hugely helpful. And with the Furniture Arranger, prospective residents get an authentic sense for what the unit will look like fully furnished, enhancing the touring process.”

TouchTour Flex leasing has helped AMLI expedite the entire leasing process, and has allowed the company to set up cross-leasing between communities. Reduced tour times and improved operational efficiency led to an increase in occupancy rates. Additionally, if prospective residents don’t see the unit that is right for them, the product will show them nearby living choices that are still within the AMLI ecosystem. Johnson noted that even current residents looking to move to another unit or AMLI community use TouchTour to explore their options.
